A ROMANTIC OLD WORLD AMBIENCE
The Farm is without doubt one of Mudgee's most unique and picturesque properties, possessing colonial character and incomparable beauty.

The property is situated approximately 20 kilometres on the Sydney side of Mudgee, right near Windamere Dam and comprises 69 hectares with approximately 1 kilometre frontage to the Castlereagh Highway.

The country is of limestone type, undulating with low hills and approximately 25 hectares suitable for cultivation and direct drilling as well as 4 hectares of cutting lucerne and pastures of lucerne, phalaris, clover and ryegrass. The whole property has been pasture improved. Selected shade trees and slatey gum and box trees remain.

The property is fenced into eight main paddocks, most having been renewed with some electric fencing. There are four main dams, one of which has been used for irrigation, with diesel motor and pumps and underground mains and risers to a lucerne paddock. There is also a semi permanent creek.

"The Farm" homestead comprises three separate buildings dating from the 1860's: a single room stone building with open fire; a second stone building with original rustic kitchen with slatey gum flooring and open fire, bathroom with granite top vanity, claw foot bath and slatey gum flooring.

The main building (c1910) is made from concrete and stone rubble with pine flooring and comprises a lounge and three bedrooms. Power is from a solar supply and phone is connected.

The old slab timber stables have been maintained in original condition with old wooden stalls and a timber horse yard.

There is a large hayshed; second slab timber stables; a two stand shearing shed; an early concrete, stone and rubble dairy shed; and a modern steel framed lock up workshop/garage and adjoining machinery shed. There is also a 45,000 litre concrete tank.

The property has been running 30 cows and calves plus vealers and cutting lucerne for some years.
